All services are subject to planning permissions, regulatory approvals, and site-specific conditions.
3. Engagement and Contracts
- All project engagements must be confirmed through a written contract or letter of engagement
- Initial consultations and feasibility assessments will be clearly scoped and priced
- Project timelines are estimates and may be affected by planning processes, weather, and regulatory requirements
- Changes to project scope will be documented and agreed in writing before implementation
- We reserve the right to decline projects that do not meet our quality standards or regulatory requirements
4. Fees and Payment Terms
- Professional fees will be clearly outlined in your engagement letter or contract
- Development costs are estimated based on current market rates and may be subject to variation

5. Planning and Regulatory Compliance
While we provide expert guidance on planning matters, we cannot guarantee planning permission approval. Our responsibilities include:

- Preparing and submitting planning applications with professional expertise
- Liaising with planning authorities and addressing reasonable requests for information
- Advising on building regulations and compliance requirements
- Recommending appropriate professional consultants (structural engineers, ecology specialists, etc.)
Planning decisions remain at the discretion of local planning authorities, and we cannot be held liable for refused applications submitted with our professional recommendation.
6. Client Responsibilities
- Provide accurate and complete information about your property and development objectives
- Ensure legal title and rights to develop the property are in place
- Respond promptly to requests for information or decisions that may affect project timelines
- Maintain appropriate insurance coverage throughout the development process
- Comply with health and safety requirements when visiting development sites
- Inform us promptly of any changes in circumstances that may affect the project
- Ensure all necessary legal and financial arrangements are in place before project commencement
7. Liability and Insurance
LSE Developments maintains professional indemnity insurance and public liability coverage. However, our liability is limited as follows:
- We are not liable for planning decisions made by local authorities
- Our liability for professional negligence is limited to the amount of our professional indemnity insurance
- We are not responsible for site conditions that could not reasonably have been anticipated
- Force majeure events (weather, regulatory changes, etc.) are excluded from liability claims
- Clients are responsible for their own legal, financial, and tax advice
8. Intellectual Property
Rights to designs, plans, and development concepts are governed as follows:
- Completed designs and plans become the property of the client upon full payment
- We retain the right to use project images and case studies for marketing purposes (with client consent)
- Third-party intellectual property (architect designs, specialist reports) remain with their creators
- Preliminary designs and feasibility studies remain our property until engagement is confirmed
9. Confidentiality
We maintain strict confidentiality regarding all client information and project details. This includes:
- Property locations and development opportunities
- Financial information and investment details
- Personal and business circumstances
- Commercial strategies and development timelines
Information will only be shared with third parties with your explicit consent or where required by law.
10. Termination
Either party may terminate our engagement under the following conditions:
- With 30 days' written notice for ongoing consultancy arrangements
- Immediately for material breach of these terms
- Upon completion of agreed project milestones
- Where planning permission is refused and no appeal is pursued
Upon termination, all outstanding fees become immediately payable, and we will transfer completed work products to the client.
11. Dispute Resolution
We are committed to resolving any disputes professionally and efficiently:
- Initial concerns should be raised directly with your project manager
- Formal complaints will be acknowledged within 2 business days
- We aim to resolve disputes within 14 days through direct discussion
- Unresolved disputes may be referred to mediation or arbitration
- Legal proceedings will be governed by English law and UK courts
12. Changes to These Terms
We reserve the right to update these Terms to reflect changes in our services, legal requirements, or industry standards. Material changes will be communicated to active clients with reasonable notice.
The latest version of these Terms will always be available on our website and will govern all new engagements.
